Managed Forest Tax Incentive Program — explained
MFTIP is the single biggest financial reason people buy forest land in Ontario. It reduces the property tax rate on qualifying forest parcels from full residential rate (typically ~1.0%) down to 25% of that rate. On a 50-acre forest parcel assessed at $500,000, that's a saving of roughly $3,750 per year — every year, indefinitely.
How to qualify
- Parcel must be at least 4 hectares (9.88 acres) of contiguous forest
- Obtain a Managed Forest Plan (MFP) from an Approved Plan Approver (typically $1,500–$3,500 one-time)
- Submit the MFP to the Ministry of Natural Resources and Forestry for approval
- Commit to 10-year management cycles (resubmit MFP every 10 years)
- File a simple annual report confirming you're following the plan
What the plan requires
A Managed Forest Plan documents current forest composition, sets 10-year management objectives (selective harvest, species protection, wildlife habitat, recreation), and identifies specific operations. You don't have to maximize timber — many plans prioritize wildlife habitat, recreation, or carbon sequestration. MNRF accepts diverse objectives as long as they're documented and sustainable.
What you can still do on MFTIP land
Build a cabin (with proper zoning). Hunt. Tap maples for syrup. Harvest firewood. Run ATVs and snowmobiles. Have guests. Sell timber on a selective basis per your plan. You cannot clear-cut without MNRF approval, develop sub-divisions, or use the land for primarily agricultural purposes.
Timber value basics
Ontario hardwood stumpage (what you get paid for standing trees cut from your land) varies wildly by species and quality: sugar maple / red oak / cherry command $500–$1,500 per thousand board feet (MBF). Pulpwood (low-quality softwood for paper/pulp) pays $30–$80/MBF. A well-managed 50-acre hardwood stand might support a selective cut every 20 years worth $30K–$80K.
